Regular electrical testing at your block
All RTMs need to provide a safe environment in all communal areas such as corridors, stairwells, car parks or garages.
There are a number of requirements for establishing that your emergency lighting and fire alarms, and any appliances are safe. Not only do we carry out the full range of required tests, but we maintain full records of their renewal dates, saving you time and paperwork.

The tests usually required for electrical safety compliance are:
Fixed wiring has to be checked at five-year intervals because all electrical installations deteriorate over time. You’ll probably be asked by your insurers to produce an in-date EICR – Electrical installation Condition Report – which is the document that demonstrates your fixed wiring is safe.
Those green “running man” signs showing emergency exits do need to be tested throughout the year. A formal annual check ensures they will stay on for a designated minimum time – usually three hours. A semi-annual check by an electrician at the 6-month point is an alternative to having to test the lights yourself every month. Whenever we carry out these tests we’ll help maintain your logbook, keep duplicate records, and remind you in good time when the next test is due.
If you would prefer to test your emergency lights monthly, to make sure they are in working order, we would be happy to train a nominated representative to do so.
These are obligatory in enclosed communal areas. These also need to be tested every six months by a qualified electrician. We are accredited to test any fire alarm system that is not maintained by the original installer and we are registered as approved maintenance contractors by leading manufacturers including Hyfire and EMS. Whatever your testing requirements, we’ll test your system, help you maintain your logbook, keep duplicate records and make sure repeat tests are carried out in good time.
Harland & Voss is accredited to design and install fire alarm and emergency lighting systems. So if your block doesn’t yet have a system, or you are thinking of changing what you have, we’ll be happy to advise you on your particular requirements.
If you provide any portable appliances for use in your communal areas, perhaps for cleaning and/or gardening staff at your block, you’ll need to get these tested for electrical safety at regular intervals. It’s a simple test and won’t take long for each appliance and you may only need to do this once every couple of years. Appliances covered by manufacturer’s warranty do not require portable appliance testing. We’ll advise you as to your own particular needs.
